East Bench was acquired in Q2 2019 as avalue-add investment. The property is a single-family rental located near Yalecrest, one of Salt Lake City’s most desirable neighborhoods. We identified the opportunity to acquire an entry-level home below intrinsic market value, providing an attractive basis in a supply-constrained submarket.
Following acquisition, we implemented targeted capital improvements designed to reduce long-term maintenance exposure,including replacement of the furnace, air conditioning system, and waterheater. Throughout the holding period, the property was managed with a lean operational approach focused on disciplined expense control and steady tenancy.
The combination of proactive capital upgrades and efficient operations drove strong yields over the hold period until its sale in Q1 2026.
