Investment Overview

Monterra is developing a 0.64-acre site in Sugarhouse, one of Salt Lake City's top neighborhoods, into 22 for-rent townhomes. The property is located on the corner of 400 East and 2100 South, the main road artery running east-west in Sugarhouse.

A total of 17 units will have 2 bedrooms and 2 ¼ bathrooms, an office, a 2-car side-by-side garage. Of these, 10 units will have rooftop decks. These units are expected to be 1,338–1,613 square feet (plus 569 add. sq. ft. for units with rooftops), constructed over a 4-story floor plan. The remaining 5 units will offer 3 bedrooms and 3 ½ bathrooms, an office, and a 2-car tandem garage. These units will be 1,726 square feet built over 3 stories and won’t have rooftop decks.

After a short entitlement window of less than 12 months, the project broke ground in December 2025 and is slated for completion in the spring of 2027.
