Harvey is a duplex located in one of Salt Lake City’s most desirable neighborhoods and was acquired as a value-add opportunity with a long-term hold strategy. The investment thesis centered on both physical improvements and unlocking additional income through regulatory execution.

We completed a substantial renovation to modernize the property and strengthen its long-term durability. A key component of the value creation strategy was securing conditional use approval from Salt Lake City to formally operate the property as a duplex rather than a single rental. Although the home already included a mother-in-law unit, navigating local zoning and regulatory requirements allowed us to legitimize the second unit and realize its full income potential.

Through renovation and regulatory expertise, the asset was repositioned as a stabilized long-term rental property in a high-demand submarket.
