Monterra acquired this Sugarhouse property recognizing both its location in the path of growth and its significant value-add potential. At acquisition, units lacked essential modern amenities, including air conditioning, heating systems, dishwashers, and in-unit laundry.
We executed a comprehensive interior renovation, effectively gutting the units to install mini-split cooling and heating systems, in-unit washer/dryer heat pump combinations, and dishwashers, alongside full kitchen and bathroom upgrades. Exterior improvements preserved the building’s character while enhancing curb appeal through new lighting, landscaping, fencing, and windows.
Operational enhancements included providing internet service, implementing utility bill-backs, and strengthening property security. We partnered with Rocky Mountain Power to secure energy-efficiency rebates, recouping approximately 30% of mini-split heat pump costs, and worked with the municipality to reduce property taxes through reassessment. Through disciplined execution, the project achieved 30%+ revenue growth while maintaining tight expense control, creating meaningful value for residents, investors, and the surrounding neighborhood.
